Primary market is tighter than the national supply picture

The number that changes what you should do: the Real Estate Data Aggregator counted 2,982 homes for sale in the Primary market in the three months ending July 31, 2026, down 26.8% from a year before. Fewer choices for buyers means pricing and timing still matter for sellers.

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest in over ten years. Here, most ZIP codes sit well below that. That gap matters: what you read about the national market is not this market.

Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026, the first reading above 7% since January 2025 according to Realtor.com. That is a real headwind for buyers. Even so, the Real Estate Data Aggregator shows sales up 13.4% and pending sales up 13.3% locally.

How tight is each ZIP code?

Months of supply tells you how long the current stock would last at today's sales pace. Below three months generally favors sellers. Above three months gives buyers more room.

Every ZIP code here sits below the national 4.9 months reported by the National Association of Realtors. The tightest, 83712 and 83703, each had just 1.1 months of supply according to the Real Estate Data Aggregator.

Speed: how quickly are homes going under contract?

In some ZIP codes, more than half of all homes went under contract within two weeks of listing. That is a sign that priced-right homes are not sitting long.

Not every ZIP moved that fast. The Real Estate Data Aggregator put the median days on market in 83669 at 100 days, and 83616 at 53 days. Those are real differences. One ZIP code can read very differently from another.

Where prices landed

Prices rose in most ZIP codes. A few dipped a little. Here is the full picture from the Real Estate Data Aggregator for the three months ending July 31, 2026.

Two ZIP codes, 83646 and 83644, saw prices dip a little year over year. That is honest. Most others rose, some by more than 10%. Pricing to the actual ZIP still matters.

What the national picture looks like, and why it differs here

The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026. Nationally, there were 58% more sellers than buyers in August, according to data reported by Realtor.com. That is a very different story from what the Real Estate Data Aggregator shows locally, where sales rose 13.4%.

Freddie Mac's 30-year rate at 7.03% is real pressure. But local buyers are still moving. Pending sales in the Primary market rose 13.3% year over year, per the Real Estate Data Aggregator.
